East Port Properties Limited, as Agent and Manager for the owner, HOOPP (Hospital Organizations of Ontario Pension Plan) Realty Inc. - The multi-tenant leased warehouse is a 63,180 sq. ft. tilt-up concrete building with a 24 foot clear height. Sandwich panel walls, under slab insulation, and an R-30 insulated roof contribute to an efficient building envelope. The primary heat is supplied by a natural gas fired in-floor heating system, with supplementary natural gas unit heaters adjacent to loading bay doors. Site cast and erected concrete construction allowed the building to be constructed with a large volume of locally available materials, and a high percentage of recycled content through the reduction of portland cement in the concrete. Punched windows around the entire perimeter of the building at 20 foot high will provide up to 75% daylighting in the space. This is enhanced by supplemental skylights to make up for losses caused by racking inside the warehouse. Lighting is designed with high-efficiency fluorescents, dimmers and motion sensors to supplement the daylighting available through the glazing. In the summer, concrete surfaces are naturally cooled in the evening, providing radiant cooling for the upper three floors during the day. The company's sustainable development philosophy has led to the conception of an ecological building which will be used as a global showcase. Older features of the building have been bolstered to create an interesting and pleasant space at a lowenergy cost. Customized cross ventilation is achieved through user-controlled windows and passive solar techniques using sunshades and louvered canopies. AODBT Office Renovation

The AODBT office renovation is the redevelopment of the former Western Groceries warehouse in Saskatoon Saskatchewan. The vision of the project is to focus on the revitalization of not only a building, but also to be a part of the transformation of an entire neighborhood. The site is located in the Caswell Hill area of Saskatoon, which is a core neighborhood just west of the City's downtown. To assist with redevelopment of core neighborhoods, the City of Saskatoon has identified an enterprise zone within the city to encourage growth. Caswell Hill is part of the enterprise zone. As such, the City worked in collaboration with the project team on many facets of the project to ensure a successful outcome. Giving Staff a Proper Work area During the facility's design, much effort was made to ensure all staff had the proper work space to perform their daily tasks. One of the most important aspects of this was to get the right amount and type of natural light in to every employee in the building. This was achieved by a mixture of punched windows, a large feature window to the best site view, and skylights where the light is properly diverted. This combination gave the staff light from a variety of directions, along with a view of a beautiful turn of the century neighborhood. A New Look for an Old Building The majority of the building shell was kept as is, with the exception of a few punched penetrations for light. However, insulation and cladding was added to all sides of the building for esthetics and added energy efficiency. The roof was also updated, complete with a high-albedo finish to reduce the amount of heat absorption. Innovative Engineering Solutions The building's prior use did not require a high level of Mechanical or Electrical systems. As such, many upgrades are required for an office environment. Daylight harvesting technologies are planned for the facility to properly utilize the created penetrations. A highly efficient mechanical system is planned and modeling will be done to ensure the high performance and controllability of the system. Innovative methods of reducing water will also be explored, both through the use of low-flow fixtures, but also by making smart landscaping choices. The hope for any company is to give its staff the best working environment possible to increase job satisfaction. The project team and owners believe that achieving LEED accreditation is a proven way to provide a better building. As believers in the LEED process, AODBT also wishes to make this building an educational facility that can show interested parties the benefits of a LEED certified facility. The Etea Spa & Resort is a private residence club located on a 26 acre parcel of lakefront property in the scenic Crowsnest Pass. This site is situated 200 kilometres southwest of Calgary in the Canadian Rockies on a freshwater lake. The first phase of the development will engage the area of land closest to the lake on the two-tiered site. The architecture consists of three curving masses that flow and compliment the natural rock outcroppings, shoreline and landscape. The spaces in-between the buildings have been carefully composed to afford framed views of Crowsnest Lake. Nonetheless the spaces within the buildings have been intimately linked together to provide unobstructed access and interconnection for year-round comfort. The buildings have also been sited to optimize their potential to harvest wind and solar energy. These natural forces have also played a part in forming the bold and smooth articulation of the contemporary architectural forms. Programmatically, the Etea Spa & Resort will consist of approximately 600 living units that will be marketed as full and fractional ownership condominiums. The primary developed amenity of the resort will be a 40,000 square foot spa. Secondary amenities include 2 restaurants, a fitness and wellness area, indoor and outdoor pools, a theatre, sales, centre, and several unique lounge spaces. The development is situated upon an underground parkade that will also house the loading, garbage, and back of house requirements. One of the primary objectives for this project is to compliment the site's natural beauty. With this mandate in mind we have tailored our design to have a minimal footprint on the site in order to reduce the impact we have on the existing neighboring ecosystems. This directive has also initiated us to take all possible measures to minimize environmental impact during the project's development and eventually through the day-to-day operations of the resort.
